Overview

After consideration for some years the owners of this quite spectacular plot have now brought it to market and we’re genuinely excited to find an investor that has the vision to make something very special from a piece of land warranting a unique and well conceived project.

At just under two and a half acres the plot gives ample scope for a significant development with several hospitality options providing the necessary economics given the sale price.

The headland sits above and to the Eastern end of Hiriketiya Bay, perhaps the most popular and picturesque of Sri Lanka’s smaller beaches. Its position gives a degree of exclusive distance from the busy beach but with easy access to it.

Hiriketiya Beach to some degree epitomises the growth of Sri Lanka’s South Coast tourism in the last 6 years. Almost untouched and unknown before 2016 it has now become a must-visit location for surfers and beach lovers visiting the island.
The beach itself, within a narrow horseshoe shaped bay that is now almost iconic, is not large and is probably close to capacity in terms of visitors at some times of the year. This headland offers the option to provide access to the beach with a little distance and exclusivity at the same time.
Access to the land is through somewhat narrow village roads and so any development would need to be mindful of that in terms of the concept and target market.
Utility infrastructure, however, could be easily rolled out with electricity and municipal water connections nearby.
Hiriketiya Beach is at the Southern tip of Sri Lanka with Tangalle the closest large town. Via the extended Southern Expressway it is within three hours drive of Colombo and the International Airport.

Sea planes can land on Mawella lagoon, approximately 10 minutes drive from Hiriketiya and the second international airport at Mattala will provide much quicker access as and when in more regular use.
