The New Sri Lankan House is an estate agency marketing completed homes, prime bare lands and renovation projects, boutique hotels and villas for sale and lease within Sri Lanka.

We put a focus on well-considered properties, preferring to feature a select rather than very wide range of homes and villas for sale. And we only offer bare land opportunities that we consider to be uniquely attractive.

Our clients are most often the sellers - we’re working with them to find the right buyer at the right price. We do, on request, work on specific search projects for buyers and, for the sake of all parties, are often closely involved with those looking to invest into Sri Lanka from overseas, helping them navigate the (occasionally esoteric) process of acquiring property here.

Our hospitality ‘wing’ (New House Hospitality) born of our management experience with boutique hotels and villas in Sri Lanka equips us well to understand the opportunities and challenges on related projects here.

People

  • Max founded The New Sri Lankan House in 2020 having, at that point, been in the country some 8 years and having advised buyers on general and specific real estate opportunities during that time.

    He’d earlier come from a background of London corporate PR to embrace travel and hospitality in Sri Lanka. Those combined career experiences have set him up well to understand and communicate the appeal of unique property opportunity here.

    Max now mixes time between the UK and Sri Lanka.

  • Bhanuka is a serial entrepreneur and investor and the founder of Surge Global, a digital media and consulting company with blue-chip and Government clients worldwide.

    Bhanuka is a strategic (and occassionally tactical!) compass for TNSLH.

  • Samudra joined TNSLH in early 2024.

    Born and brought up in Kuwait, he studied automotive design before returning to Sri Lanka and applying his keen eye for detail and process to high-end apartment development and sales in Colombo and the South.

    Samudra oversees all operations for TNSLH, working with our Area Specialists to ensure clear and consistent presentation of good opportunities.

  • Anja joined TNSLH in 2025 after relocating to Sri Lanka from Norway having worked in property marketing and management in Oslo.

    Anja leads our sales efforts - responding to buyer enquiries, fostering sales partnerships and developing channels. She also takes the lead in the more creative elements of our marketing and (in particular) social media campaigns.

  • Shakir is a freelance photographer and videographer with a passion for Architectural, Aerial and Food photography.

    In a previous life he worked as an Aerospace Engineer supporting international airlines in airline safety.
