Overview

This spectacular and large block of land runs along the base of an escarpment on the fringe of the The Knuckles in Central Sri Lanka.

Views look through valleys into The Knuckles themselves as well as down across lowland hills and plains that stretch East towards Maduru Oya. It must offer one of the most dramatic and magical scenes in accessible Sri Lankan Hill Country.

The land is largely on a gentle slope that drops from the Western boundary at the foot of the mountains. A narrower first section widens as you move further from the main access point.

With some infrastructure development the land would offer a supreme site for an ecologically-sensitive property development or a unique conservation or wellness retreat concept.

The Dumbara Mountain Range - commonly referred to as The Knuckes - is a protected National Park in the northern section of the Central Highlands.

Its protected status limits development but the area is attracting increasing numbers of visitors for hiking and wellness experiences.
Given the seemingly very remote location, road access is surprisingly good. An estate road in reasonable condition takes you to within 500 metres of the land boundary. Some minor repair works would be needed for car access.

There is no municipal water or electricity supply but a single phase connection exists within 1km of the land.

Water infrastructure would best be developed with tube wells and rain/spring-water storage.
Approximately 1 hour north-east of Matale the land is around 3 hours drive from the international airport and 3.5 hours drive from Colombo.
