Overview
This is unquestionably one of the most attractive rice paddy facing plots we’ve seen in some time. A little inland - but walkable for most - from the coast road at Midigama; not far in either direction to Weligama and Ahangama.
The land looks out over a wide expanse of rice paddy, framed by ‘jungle’ and climbs away from the access road to a high point some 8-10 metres elevated from the fields.
The land is part-cleared but with a good number of mature coconuts and other mixed vegetation offering a slight screen and privacy from the village road and the paddy.
The current owners bought the land in 2011 with a plan - reluctantly put on ice - for a lovely private villa. We’ve seen few (slightly) inland plots in this popular Southern stretch that would suit any better for that project, or perhaps even for a little collection of smaller properties.

Ahangama, for most (not all) is destination number one right now but being so close to the coast road, though technically in Midigama here, you’re just as close to those hot-spots, should you want them, as hundreds of villas and boutique hotels that sell themselves on an Ahamgama pedigree.
You’re almost directly north - and not by much - of surf breaks at Coconuts Beach and Abimanagama.
In a wider context, the Southern Expressway is within around 15 minutes drive making Central Colomob reachable within two and a quarter hours.
We see a nicely done villa in this location as eminently ‘rentable’ for the tourist market. -
The land is certainly ‘bare’ right now. Most new owners would look to put in a good boundary wall, especially at the border directly facing the village road.
Water and electricity connections are not yet done but would likely be made without great fuss - village houses existing with connections neighbouring the ‘back-side’, away from the paddy, of the property.Access, as said, is good on neat village road that connects after a few hundred metres with a wider road, in turn just a few hundred metres from the Galle coast road.

The current owners went some way with architectural designs, plans and obtaining permissions for a smart villa development on the land.
Permissions would of course have to be re-issued but good progress on that front is indicative of likely approval second time around.
