Overview

It’s a bit rare for us to be looking at lands that are neither ‘Hill Country’ nor within a short hop of the beach but seeing something like this makes us think we should do a lot more of it.

This ‘small’ estate - 21 acres of course gives ample space for all sorts - is genuinely gorgeous. Gone slightly wild, but with a mix still of planted tea (around 4 acres of it) and mature jungle it has a sort of bygone magic, remnants of the of the old estate road and walled terracing adding to that charm.

You reach it on narrow roads across rice paddy - the slightly longer route in being the most picturesque. The land reaches up to and in parts a little over the spine of a ridge running north to south and so has views both East (over that rice paddy) and West.

Just outside of Wanduramba, the land is about a 40 minute drive from Galle and its Fort-buzz of restaurants, bars and boutiques. Access to the Southern Expressway, though, is also excellent (less than a 10 minute drive) and so despite feeling set apart (in a positive sense) you’re within very manageable reach of a long stretch of Sri Lanka’s South Coast.

Wanduramba is directly north of Galle in Sri Lanka’s South West and pretty much due East of Hikkaduwa.

Being to the land-side of the Southern Expressway it feels different entirely to areas closer to Galle. Where that coastal strip has developed considerably with commercial hospitality, things here feel unchanged and untouched.

Not a lot. Galle, as said, is easily within reach but now-popular spots like Ahangama (via the highway) are reachable within an hour too.

From this inland location you’re en route to the Sinharaja rainforest. The Kottawa Forest Reserve is close by.
Access is reasonable though on a track road across the rice paddies for the last stretch.

The land has an old estate road that gives good access, once on it, to most parts - some will require clearing and renovation.

There are gradients on much of the land but enough flat land also, without major landscaping, for development.

There is currently no water or electricity connection.

Electricity connection should be achievable relatively easily. For water, natural wells are well-stocked and tube wells would provide (almost) guaranteed supply.
