Apartments and unique homes for sale in Colombo

  • A tricky question, as ever, but land (perch) pricing for Colombo 7 property tends to start around 16m per perch and climbs relative to the exact location and nature of the built-space available.

    Absolute prime Colombo 7 addresses include the likes of Rosmead Place and Ward Place and pricing here is rarely less than 20m per perch.

    Streets nearer the edge of Colombo 7 - the likes of Flower Road and Longdon Place - will typically have pricing nearer the lower end.

    As for apartments - we see pricing in the range of LKR 70-100,000 (approx. USD 230-350) per square foot.

  • Analysts talk about rental yields on Colombo apartment property in the range of 4-8%.

    The reality, at least in prime Colombo apartments, and in the market we’re currently seeing, is in the lower half of that range.

    Looking at the likes of One Galle Face, The Grand, Luna Tower and Cinnamon Life, we’re seeing hypothetical yields between 4.5% and 5%. Hypothetical inasmuch as these are yields based on marketed sale and rental guide prices.

    In some cases, typically, where purchase prices are a little lower - for example on the Altair building - we’re seeing potential yields a little higher, at or around 5.5%.

  • Like a lot of Asian cities (all cities in fact?) Colombo mixes supremely ‘luxe’ property with much humbler options.

    Our main focus, for the sake of ‘prime property’, is on Colombo 3, 5 and 7.

    As per the options we present outside of Colombo we’re keen to promote property with unique lifestyle appeal or some aspect that clearly sets it apart from the mainstream.
