Overview

A really stunning piece of land and one of the last remaining clear-titled plots on perhaps the quietest but most desirable of beaches along Sri Lanka’s Southern Coast.

The land is a little over 1 acre (180 perches) and well proportioned for a very smart villa development or boutique hotel.

The land has some mature vegetation and is well ‘screened’ at the beach side giving additional privacy - simple landscaping of course will open up ocean views for any development.

Location

Mawella is on the far Southern tip of Sri Lanka, about three miles west of Tangalle, the nearest major town. The beach is quiet and unspoilt being some way away from the main coastal road and so somewhat hidden.

Large plots have been bought up for development as private homes and small boutique hotel properties. The beach doesn’t have a significant surf break and, perhaps in part for that reason, has always attracted a different crowd - slightly more sedate - to neighbours such as Hiriketiya.

With development of the Southern Expressway, Galle is little more than an hour’s drive away and Colombo itself, and the International Airport, around two and a half hour’s drive.

The beach already has a number of smart boutique hotels, the likes of The Last House and Halcyon Mawella. While we expect increased tourist interest, the nature of development here - smart properties on well-sized plots - should help maintain its style and feel.
