This is a rare beach (at least very close to it) villa that manages to combine a striking architectural design with a tropical warmth and softness to make for a really inviting home.

Designed by much-admired Sri Lankan architect Pradeep Kodikara it’s set up with two separate ‘houses’; the first, designed and built in 2010, with two bedrooms and the second, completed in 2018, with one.

Bedrooms in the first open to a wide terrace with views to the nearby ocean. A central sitting space joins the two with a wide, spiralling staircase taking you to the ground level and a large dining area opening to the garden.

The second house sits slightly higher, next to the raised pool, and has a dining area, again quite open with a neat kitchen. The bedroom, with large ensuite bathroom, is on the first floor and, one level higher, sits a large roof terrace with an incredible view out over Seenimodara and towards Mawella Beach.

Seenimodara Beach sits quietly tucked away from the coast road close to Tangalle.

A handfull of smart folks bought and built (or renovated) villas here several years ago but development has been slow more recently.

Quintessentially tropical, the beach is fine for swimming most of the year. Mawella Beach - with a scattering of beachfront restaurants and other villas - is a 5 minute walk along the sand.
The property sits about 10 minutes drive West of Tangalle on Sri Lanka's South Coast.

The Southern Expressway is around 15 minutes drive, meaning Colombo and the International Airport are not much more than 2.5 hours drive away.

For holidaying visitors the location works well for beach time (of course) but day trips too to the likes of Yala National Park (going East) and Galle Fort (going West).
