Overview

Looking at this with European (or just non-Sri Lankan) eyes there’s something uniquely exotic about this property - hidden away in what feels like rich jungle and with a classic, slightly bygone style.

The contrast of that old Dutch look - neat columns and symmetry - with seemingly wild jungle has a unique appeal and we love the feeling of quiet privacy in the garden well enclosed by walls of green.

The house feels spacious and open with a large central kitchen, sitting and dining area on the ground floor opening to the garden. Two bedrooms with private bathrooms sit either side of that space. The master bedroom - again with ensuite bathroom - is on the first floor opening to a wide balcony looking across the tops of palm trees; one, indeed, making its way up through the balcony itself.

There’s a neatly kept terraced lawn in front of the house but the larger portion of the land has been left untouched, giving ample scope to develop further with guest cottages or cabanas.

  • Half of The New Sri Lankan House team are based largely in Colombo and they can feel a little resentful at the richness of the food and drink scene in Ahangama, until recently a pretty quiet fishing village. In many ways it trumps the capital.

    Ahangama has taken off in recent years - a burgeoning surf scene prompting a wave of creative hospitality that has garnered a reputation internationally.

    It is now a focal point for hoteliers and real estate developers looking at opportunities in Sri Lanka. Prices have felt the impact of that attention and land within easy reach of its beaches comes at a significant premium.

    Partly because of that, and partly in search for slightly quieter spots, buyers and developers are looking inland too. This property enjoys quiet privacy away from the rush of the town but within easy access - less than five minutes in car, scooter, or Tuk.

  • In a wider sense, Ahangama is within about two and half hours of (very) central Colombo and the International Airport. The Southern Expressway is approximately 10 minutes drive from this property.

    New community-led schools are emerging in Ahangama but Galle - around 30 minutes drive - remains the first choice for international schooling. It would also be the first choice for good quality hospital care.

  • The current owners have given the property on long-term let but there would of course be scope to switch to a more short-term rental model. Other nearby properties leverage the appeal of Ahangama to achieve good occupancy throughout the year.

    As above, with plenty of space there would be scope to develop additional living areas. One nearby villa (recently sold by us) does well with a main central house and two single-room, self-contained (with kitchen and sitting area) units. That model could easily work well here too.
