Overview

This beautifully conceived and really well finished villa is offered for sale for the first time since relatively recent completion in early 2023.

The villa lies at the Western end of sought-after Mawella Beach, directly on the beachfront just inside the breakwater.

Architecturally designed and thought-out to the last detail it’s made up, primarily, of three ‘pavilions’, simply- and symmetrically-shaped. The largest provides the master suite with ensuite bathroom - very beautifully fitted out. A second guest bedroom is just as well equipped though planned, thoughtfully, with visitors a little more in mind.

A small but neat kitchen as well as a stylish sitting and dining area sit between the bedrooms, all three spaces opening onto a wide verandah that looks over a neat lawn to Mawella Bay.

Mawella Beach is becoming one of the most prized on Sri Lanka's Southern Coast. The likes of The Last House and Taru Villas have always attracted a well-heeled bunch and (quite) new additions such as The Halcyon Mawella have continued that trend, bringing ever more interest from would-be buyers.

Access is now much easier with the extended Southern Expressway and land prices have climbed as a result.

The bay gives a wide sweep of golden sand, a gentle dip meaning swimming is generally easy throughout the year. Not a (stand-up) surfing beach, Mawella attracts a slightly more sedate crowd than some other nearby beaches.
While there's been some noticeable smart development on the bay, it still very much retains its old, gentle, fishing-village charm.
The property, and Mawella Beach itself, are about 10 minutes drive West of Tangalle, the nearest large town on this stretch of coast.

Access to the Southern Expressway is around 15 minutes drive, bringing Colombo and the International Airport well within the 3 hour mark that seems a cut-off point for some.

From a visitor perspective the villa sits well-placed for comfortable day-trips West to Galle or East to Yala and other National Parks.
Only finished quite recently, the villa has already had good occupancy and has staff and systems in place to very smartly accommodate guests paying between USD 800 and USD 1,600 per night, depending on time of year.

A new owner would have the option to simply continue that operation, immediately earning revenue from the property.

The current operation offers the property solely for full and exclusive use. The layout would easily allow a new owner to keep part of the property (perhaps the master suite or even the whole bay-facing pavilion) only for their own use.
